AFC Home Warranty (AFC) is a home warranty provider that is readily available in most states. A standout feature of AFC’s coverage is its unlimited workmanship guarantee for completed repairs, which lasts the duration of your plan. That means AFC won’t charge you a service call fee for a previously repaired home appliance or system should it break down again.

Our team has researched home warranty providers around the country and determined the best home warranty companies to help homeowners make the right purchasing decision. Based on our comparison of AFC Home Warranty to other providers, we recommend it as one of our top choices.

AFC Home Warranty Rating and Review

AFC Home Warranty scored a 4.5 out of 5 stars within our rating system. Its four coverage plans, three service call fee options, comprehensive major systems and appliance coverage, and additional membership perks are all reasons for AFC’s high score. We docked a few points due to its 48-hour response time to a filed claim since some providers answer service requests within 24 hours.

Here’s how we rated AFC Home Warranty on key metrics:

Silver Plan

The Silver Plan covers a variety of major appliances, including clothes washers, clothes dryers, dishwashers, garbage disposals, garage-door openers, ovens, ranges, cooktops, and kitchen refrigerators.

The Systems Plan covers strictly major systems, such as air conditioning and heating systems, ductwork, interior electrical systems, plumbing systems, and water heaters.

AFC Home Warranty Pricing

AFC Home Warranty plans are competitively priced and can be more cost-effective if you choose a higher service call fee. Its service call fees are $75, $100, and $125. Upon filing a claim, you must pay the service call fee before AFC Home Warranty authorizes repair work.

According to our quote for a 2,196-square-foot single-family home in Raleigh, North Carolina, you can expect to pay between $38 and $63 per month for a home warranty plan with AFC Home Warranty. Since pricing and coverage availability varies based on your home’s size, type, and location, we recommend requesting a free quote to compare with other providers before signing up.

AFC Home Warranty Coverage Caps

AFC Home Warranty provides a variety of coverage caps depending on the covered item. According to a customer service representative, AFC provides an unlimited coverage cap for HVAC heating and cooling systems, such as air conditioning. However, other major systems, such as tankless water heaters, have a dollar limit per claim.

Most of AFC Home Warranty’s covered appliances are paired with a $3,000 coverage cap, although smaller appliances have a lower limit. To learn about specific coverage exclusions and limitations, view AFC Home Warranty’s sample contracts.

AFC applies a prorated depreciation limit for covered items older than 5 years. Therefore, if you own a home with older appliances or systems, you may fare better with a different provider

AFC Home Warranty Reviews

Our team analyzed hundreds of customer reviews from sites such as Trustpilot and Google Reviews. Customers were primarily satisfied with AFC Home Warranty’s prompt service. Several complaints pointed out denied claims and low reimbursements.

Here are some examples of AFC Home Warranty’s customer reviews:

“I filed my first claim with AFC Home Club, and they were terrific. The customer service rep, Gigi, was friendly and efficient. She made the whole process easy, and I was reimbursed for the service within 24 hours. I’m happy to be doing business with AFC home club.” William M. via Google Reviews

“The whole process was easy and performed as advertised. We received a prompt diagnosis of the problem and authorization to move forward with the repair. Parts were ordered, the date was picked for the repair, and the technician showed up and fixed the dryer. Very quick, easy, and professional. I won’t use anyone else for a home warranty.” Tom F. via Google Reviews

“I have four properties under warranty with AFC Home Club. I had a claim for a $7,000 heating system replacement denied due to the unit being too old. It defeats the purpose of having a home warranty if the age of the unit plays a role in a payout. After various discussions with the customer service team and AFC Home Club legal department, a $500 payment was made. Buyer beware. Better to go with another agency that doesn’t discriminate against the age of the unit but has a yearly claim limit instead.” Rohel D. via Trustpilot

“Honestly, while they have approved some of my claims, many of the claims that mattered were rejectedparticularly my water heater, which was $2k to replace. They told me I was approved for $60, which is laughable (and they have yet to send me a check weeks later). On their coverage page, they very boldly state the size water heater they will cover. My own fell within all of their parameters on that coverage page, but they found a reason not to cover it. Apparently, they will cover your water heater if it malfunctions within the first few years of its life and needs replacing, which never happens and which is likely already covered under a manufacturer warranty. Just save your premium because the big ticket items will not be covered.” Arianne S. via Google Reviews

We reached out to AFC Home Club regarding these negative consumer reviews but did not receive a response. We recommend thoroughly reviewing the plan terms to understand coverage exclusions before signing up.

Our Recommendation

AFC Home Warranty is a top recommendation due to its plan-length workmanship guarantee, solid coverage caps, and a generous list of add-on coverage options. It also offers a variety of additional perks, such as free credit monitoring and access to identity protection.

Other top providers offer higher coverage caps or a longer list of add-ons, such as Liberty Home Guard and American Home Shield. Before signing up for a policy, we recommend requesting quotes from three providers to compare your customized coverage costs and plan options. Finally, we recommend you read the fine print of a provider’s sample contract to understand coverage exclusions.

AFC Home Warranty FAQ

How does a home warranty work?

A home warranty covers home items that break down due to wear and tear and that typically aren’t covered by a traditional homeowners insurance policy. When a major system or appliance breaks down, you file a claim with your provider. Your provider will dispatch a service technician to assess, repair, or replace the item. Each time you file a new claim, you must pay a service call fee, which varies in price depending on the provider.

How soon does AFC Home Warranty coverage begin after I purchase it?

AFC Home Warranty’s coverage starts after a 30-day waiting period from the day you purchased a policy. That means you can’t file a claim until the initial 30 days pass. If a covered item breaks down during the waiting period, AFC Home Warranty will not cover it. AFC waives the 30-day waiting period for real estate transactions if you provide a home inspection.

Do I need a home inspection before I purchase AFC Home Warranty coverage?

No. AFC Home Warranty does not require a home inspection before granting coverage.

What is the average cost of AFC Home Warranty coverage?

The average cost of AFC Home Warranty coverage is $50.50 per month in Raleigh, North Carolina. Your  monthly premium may vary based on your home’s size and type, your location, and your coverage options and add-on selections.

How We Chose the Top Home Warranty Providers

Our team reviewed and researched dozens of home warranty providers, thoroughly analyzed sample agreements, and identified customer pain points based on analysis of customer reviews and interviews with industry experts. Our in-depth methodology guides our review process to provide transparent information about the companies we review.

During this process, we determined that the most critical aspects of a home warranty company include available service plans and add-ons, depth of coverage, plan cost, industry reputation, customer support infrastructure, and additional features. We also focused on the ability to choose your own contractor, upgrade your coverage package, transfer your plan to another owner, and cover roof leaks, high-end appliance brands, ceiling and exhaust fans, and faucets and fixtures.

Our research supported that plan coverage should carry the most weight, with customer support as the second-most important factor. Industry reputation, plan availability, and additional features were rated equally. We determined that price range, while worth considering, should not be the primary basis for choosing a home warranty provider for your home’s needs.
