We spent hundreds of hours researching the home warranty industry to rank brands against each other. Here are the best home warranty companies in Arizona according to our rating methodology:

Liberty Home Guard

Best Add-On Variety

4.5

Our Rating

Number of Plans: 3 Plans
Service Fee: $65–$125

Overview

Liberty Home Guard (LHG) offers three standard plan options and more than 37 additional coverage options. You can customize your coverage to include wine coolers, pro-series appliances, saltwater pools, and more. Appliance and Systems Guard are the two basic plan options covering appliances and systems respectively. The Total Home Guard plan combines the coverage of the two basic plans.

LHG assigns a service fee to each account based on the location of the home, any add-ons you select, and your plan. When we spoke to a representative for the company, we were informed that this fee would fall between $65 and $125. Unlike other providers’ flexible service call fee models, this amount will not increase or lower your monthly fee.

Plans and Pricing

  • Appliance Guard ($69.99 per month): This plan covers your clothes washer, clothes dryer, refrigerator with ice maker and display, built-in microwave oven, dishwasher, garbage disposal, range, oven, cooktop, ceiling and exhaust fans, and garage door openers.
  • Systems Guard ($74.99 per month): This plan covers your air conditioning system, heating system, ductwork, plumbing system, electrical system, and water heater.
  • Total Home Guard ($79.99 per month): This plan covers all items in the Appliance and Systems Guard plans.

Our Rating

The ShieldSilver plan covers built-in systems exclusively, while the ShieldGold and ShieldPlatinum plans offer combination coverage for built-in systems and home appliances. With AHS’s flexible service call fee model, you can select a $100 or $125 fee, which customizes your monthly fees.

The company does not stipulate a coverage limit (the total amount the provider will pay for a covered item) on built-in systems in any of its plans. For example, its appliance coverage limit is $3,000 per item with the ShieldSilver and ShieldGold plans and $6,000 for the ShieldPlatinum plan.

Plans and Pricing

  • ShieldSilver ($34.99–$49.99 per month): This plan covers major home systems, including your air conditioning, heating unit, ductwork, built-in exhaust, vent, attic fans, main breaker and fuse panel box, doorbells and chimes, interior electrical lines, ceiling fans, garage door openers, interior plumbing lines, toilets, faucets and valves, whirlpool tub motor and components, and water heater.

  • ShieldPlatinum ($64.99–$79.99 per month): This plan includes all the items in the ShieldGold plan plus up to $1,500 for roof leaks, a discounted annual HVAC tune-up, unlimited AC refrigerant, and up to $1,000 in code upgrades.

Frequently Asked Questions

Will a home warranty company replace my AC unit in Florida?

Home warranty providers will repair or replace your air conditioning unit as long as it doesn’t have pre-existing conditions or excluding factors such as insufficient maintenance. If you suspect your AC is on the fritz, file a claim as soon as you notice trouble to ensure timely service. Many providers require you to wait at least 30 days from the start of your policy to file a claim. If the total replacement cost of your AC unit is less than the coverage limit outlined in your policy, you will only pay the service call fee. However, if the total cost exceeds your coverage cap, you may be issued a check for the total amount of coverage in your policy minus the cost to diagnose the issue. Your system’s depreciated value determines your total coverage. In these cases, you will be responsible for the cost difference and scheduling with a local and licensed contractor.

What is the best home warranty company in Florida?

How are home warranties regulated?

Home warranties are regulated by state government bodies and industry associations. Both entities work together to create laws that oversee providers and provide consumers with resources to improve their home warranty experiences.

Does the Florida Insurance Commission handle home warranties?

Florida’s regulation of the home warranty industry is particularly stringent. The Florida Office of Insurance Regulation handles all licensure, complaints, and vetting of companies that serve the state.

How We Chose the Top Home Warranty Providers

Our team reviewed and researched dozens of home warranty providers, thoroughly analyzed sample agreements, and identified customer pain points based on our analysis of customer reviews and interviews with industry experts. Our in-depth methodology outlines our review process to provide transparent information about the companies we review.

We determined that the following factors are the most important when comparing home warranty companies: available plans, plan coverage, price range, industry reputation, customer support, and additional features. Our research supported that plan coverage, customer service, and industry reputation should carry the most weight. While important, the other factors should not have as much influence when choosing a home warranty provider.
